A Homebuyer Survey & Valuation Report (HSV) is carried out to a standard format defined by the Royal Institution of Chartered Surveyors (RICS). It is designed for properties built within the past 125 years which are of conventional construction and in reasonable condition.
The Homebuyer Report includes the following information:
- The general condition of the property.
- Any significant defects which may affect its value.
- Urgent & significant matters that need assessing prior to purchase.
- Recommendations for further investigation or specialist inspections.
- Results of testing for rising dampness.
- Comments on damage to timbers from rot or woodworm.
- Damp Proof Course, insulation, heating, & ventilation.
- Condition of services, wiring, plumbing and drainage where visible.
- Recommended Insurance Reinstatement Cost (Fire Insurance).
- Open Market Value.
- Further advice on specific matters required by the client.
